Key Takeaways:
- 16 architectural proposals integrated into one open 3D environment – instant switching between proposals during jury evaluation
- Real-time comparison of 4 × 4 city blocks – selection of 5 winning studios (one block divided)
- First public presentation of the entire territory in a unified digital scene
Studio Overview:
- Client: Penta Real Estate
- Project: Florenc 21
- Role of DESVIX: Integration of competition proposals into a unified evaluation environment
- Scope: 16 proposals / 4 urban blocks
- Outcome: Interactive scene delivered to the client under their own licenses
16 Proposals, One Scene
All competition entries were integrated into a single open 3D scene. Each block included four design options. This allowed the jury to switch between proposals instantly. At the same time, they could compare them side by side.
Moreover, the proposals could be combined. And that made a crucial difference. Instead of evaluating buildings in isolation, the jury could finally see the bigger picture.
They could assess:
- relationships between blocks
- overall scale
- impact on public space
This significantly changed the decision-making process. It became clearer. And much faster.
Florenc 21 – Digital Evaluation of One of Prague’s Largest Urban Projects
Florenc 21 is one of the most significant transformation projects in Prague today. To shape its future, Penta Real Estate launched an international architectural competition. The competition covered four city blocks. In total, 16 proposals were submitted by leading architectural studios.
DESVIX was given a clear task. Bring all proposals into one shared digital environment. As a result, each design could be evaluated directly within the real context of the site.
„The ability to switch between proposals within one shared environment allowed us to truly understand their differences and qualities in real urban context. It significantly improved the clarity and efficiency of the decision-making process.“

More Than Visualization
This scene was not created just for presentation. On the contrary, it became a decision-making tool. The entire model was placed in real geographic coordinates. This made it possible to evaluate proposals in their true urban context.
The jury was no longer assessing isolated objects. They were evaluating real interventions within the city.
This included:
- surrounding buildings
- street networks
- public spaces
After completion, the scene was handed over to the client. Penta Real Estate now uses it under its own license. The model supports ongoing internal discussions. It also helps guide final decisions about the development.
Thanks to the ability to switch between proposals, it became possible to search for the best combination — not just the best individual design.
